Blocked Gutters: Warning Signs, Damage Risks and How to Fix Them
Learn to spot the warning signs of blocked gutters before they cause expensive damage. What to look for and how to act fast in Kent and Sussex.
Why Blocked Gutters Matter More Than You Think
It is easy to forget about your gutters. They are out of sight, and most homeowners only think about them when something goes visibly wrong. But blocked gutters are one of the most common — and most preventable — causes of structural damage to UK homes. We see the consequences every week on properties across Kent, Sussex and South East London.
The good news is that blocked gutters give you warning signs well before they cause serious damage. If you know what to look for, you can act early and avoid expensive repairs. Here is what to watch for, what damage blocked gutters can cause, and how to fix and prevent the problem.
Warning Signs of Blocked Gutters
1. Water Cascading Over the Edges
The most obvious sign. If water pours over the front edge of your gutters during rain rather than flowing along the channel to the downpipe, something is blocking the flow. Step outside during the next heavy rainfall and look up — you will spot the problem immediately.
This is particularly common in autumn and winter. Properties with nearby trees in areas like Sevenoaks, Chislehurst and Crowborough are especially prone, as fallen leaves can block gutters within weeks of the first autumn winds. For a full breakdown of overflow causes, see our guide on why gutters overflow.
2. Plants and Weeds Growing in the Gutter
If you can see grass, weeds, moss or even small saplings growing from your gutter line, there is a significant build-up of decomposed organic matter inside. This soil-like material provides the perfect growing medium, and the seeds are deposited by birds or blown in by the wind.
By the time plants are visible, the blockage is usually severe. The root systems can also damage the gutter itself and work their way under roofing felt or into the fascia boards.
3. Staining and Green Algae on External Walls
Vertical green or black streaks running down the outside of your walls directly below the gutter line are a telltale sign. This staining is caused by water repeatedly overflowing from the same point and running down the brickwork or render. The damp conditions encourage algae and mould growth.
Look for this on the elevations that face the prevailing weather (typically south-west in Kent and South East London) and below any section of gutter near trees.
4. Sagging Gutters
Gutters that visibly dip or sag at any point are almost certainly carrying too much weight. A metre of gutter packed with wet debris can weigh over 10kg, and the brackets are only designed to support the weight of water in normal flow. Over time, this excess weight bends or snaps the brackets, causing the gutter to pull away from the fascia.
5. Birds and Pests Around the Roofline
Debris-filled gutters make attractive nesting sites for birds, and the standing water draws insects. If you notice increased bird activity around your gutters — particularly pigeons or starlings carrying nesting material — it is worth checking the gutters. Pest infestations can also introduce additional debris and further block the system.
6. Dripping or Leaking Behind the Gutter
If water drips from behind the gutter (between the gutter and the fascia board) rather than overflowing the front, the blockage is causing water to back up and find alternative routes. This is more damaging than a front overflow because the water is in direct contact with the timber fascia and soffit, accelerating rot. Check for leaking joints at the same time.
7. Damp Patches Inside Your Home
Damp spots on interior walls near the roofline, particularly in upstairs rooms, can be caused by blocked gutters forcing water back under the roof tiles or into the wall cavity. If you have ruled out roof damage and plumbing leaks, blocked gutters are a likely culprit.
The Damage Risks of Ignoring Blocked Gutters
Blocked gutters are not just an aesthetic problem. Left unaddressed, they can cause serious and expensive structural damage:
Damp and Mould
Overflowing water saturates external walls, penetrates the render or mortar, and causes rising and penetrating damp inside. This leads to mould growth, damaged plaster, peeling wallpaper and a musty smell. Damp treatment for a single room can cost £500–2,000.
Foundation Damage
When gutters overflow, large volumes of water are deposited at the base of external walls rather than being channelled away through the downpipes and drains. Over time, this can erode the soil around foundations and, in extreme cases, cause subsidence. Foundation repairs in Kent and Sussex regularly run to £10,000–30,000.
Fascia and Soffit Rot
Water backing up behind blocked gutters keeps the timber fascia and soffit boards permanently damp. This causes them to rot, which in turn means the gutters lose their support and pull away from the building. Replacing fascia and soffit boards on an average semi-detached house costs £1,500–3,000.
Roof Damage
Severely blocked gutters can cause water to back up under the bottom row of roof tiles, saturating the roofing felt and timber battens. In winter, standing water in gutters can freeze and expand, lifting tiles and damaging the gutter itself.
Path and Driveway Erosion
Concentrated water flow from overflowing gutters erodes paths, driveways and garden landscaping below. We often see this on properties in Beckenham, Orpington and Pembury where the overflow has been ongoing for several years.
How to Unblock Your Gutters Safely
If you decide to tackle the blockage yourself, safety must come first:
- Never lean a ladder against the gutter — it can crush or crack the guttering. Use a ladder standoff that rests against the fascia or wall.
- Work on dry days when the roof, ladder and ground are not slippery.
- Have someone foot the ladder at all times.
- Wear gloves — gutter debris can contain sharp objects, bird droppings and bacteria.
- Scoop out debris by hand or with a gutter scoop, starting at the end furthest from the downpipe.
- Flush the gutter with a hosepipe to check the flow and clear fine silt.
- Check the downpipe by pouring water into the outlet — if it drains slowly, there is a blockage further down.
Safety warning: Falls from ladders are one of the most common causes of serious injury in the UK. If your gutters are above single-storey height, or if you are not confident working at height, please call a professional. It is not worth the risk.
Prevention: How to Keep Gutters Clear
- Schedule regular cleaning: At least once a year for most properties, twice a year if you have nearby trees. Our professional cleaning service includes a full flush-through and downpipe check.
- Fit gutter protection: Mesh guards or micro-mesh systems can significantly reduce debris entering the gutter. See our guide to gutter leaf guards and our mesh vs brush vs guard comparison for detailed advice.
- Trim overhanging branches: Cutting back branches that overhang the roofline reduces the volume of leaves, twigs and moss that land in your gutters.
- Check after storms: High winds can deposit debris in gutters overnight. A quick visual check from ground level after any storm is a good habit.
- Address moss on the roof: Moss growing on roof tiles breaks away and washes into the gutters when it rains. A DOFF steam clean of the roof can remove moss without damaging tiles and dramatically reduce gutter blockages.
Why Regular Cleaning Prevents Expensive Repairs
A professional gutter clean typically costs £80–200 depending on the size and height of the property. Compare that to the potential repair costs of damage caused by blocked gutters:
- Fascia and soffit replacement: £1,500–3,000
- Damp treatment: £500–2,000 per room
- Render repair and repainting: £1,000–3,000
- Foundation repair: £10,000–30,000
Regular gutter maintenance is one of the most cost-effective things you can do to protect your property. We offer a 6-month guarantee on all gutter cleaning, a 2-year guarantee on repairs and a 5-year guarantee on replacements, giving you complete peace of mind.
